    PropTech

PropTech stands for property technology and covers technologies and digital applications for real estate. Examples include property presentation, management, planning and building operations. The term identifies an application field; it guarantees neither novel technology nor better valuations, lettings or user experiences.

    PropTech explained

A tenant reports a fault and then has to repeat the same details by phone. A useful application would connect the report to the right property, a responsible person and a clear processing status. Value comes from a working process. The historical RICS definition is broad: PropTech is not restricted to portals, AI or start-ups.

Choose a specific process and its obstacle first. Do you need a virtual tour, current property information, appointment management or reliably handled service reports? Check existing software, data quality and interfaces before adding another system. An advertised integration is not a tested exchange of data. A realistic 3D view is not automatically a continuously updated digital twin either.

Predictions and recommendations need particular care. An algorithmic price estimate is not a guarantee of the eventual selling price. Check data currency, assumptions, comparability and error for the specific market. Personal prospect or tenant information should be used only for appropriate, permissible purposes. Also establish who can correct and export data and how work continues during an outage.

Creative Engineering connects understandable offers with technology that helps people complete actual tasks. We take responsibility for the concept and quality. AI can prepare information or sort inputs; important statements and decisions need suitable review. Compare successful task completion and full effort, including introduction, training and maintenance. Another tool is not yet a digital transformation.

    Examples

    Hypothetical application

A property manager pilots a digital repair-reporting form in one building. Reports go to a responsible team, and tenants can see their status. Before expanding, the team checks incorrect assignments, follow-up questions, access during outages and actual processing time.

    Key Points

    • Improve a specific property process rather than a technology label.
    • Test data and handoffs in actual operation.
    • Distinguish predictions from confirmed outcomes.

    Practical application

Choose a frequent process and pilot a limited improvement with the actual roles involved. Include failure cases and a potential provider change.

    Useful measures

    Successful workflow

Check whether the intended task is completed fully and correctly.

    Data and handoff quality

Record outdated information, incorrect assignments and stalled cases.

    Total operating effort

Compare introduction, handling, training, maintenance and switching costs.

    Common mistakes

    • Introducing another tool without a clear process benefit.
    • Presenting predictions or renderings as confirmed reality.
    • Leaving integration, data maintenance and continuing responsibility out of the assessment.
